Chemical was a big leasee, as was DTC. MHT had a small datacenter on the 38th & 39th floors, and occupied the whole of 4 New York Plaza next door. Meanwhile Chase had (some? all?) of 1 New York Plaza, and the building (I forget its address Chase Plaza?) on William St with that ugly white concrete statue outside it.Oh, and let’s not forget 40 Wall St, where MHT did (some of) its securities services processing. That building is a Trump Condo enterprise. The DTC and MHT 40 Wall St moves must have been expensive, as both locations had big securities vaults. |

It did not go express.In the PM rush, the last stop was Exchange Place, despite being advertised (on signs and in announcements) as going to WTC. The platform at WTC was simply too crowded to allow anybody to get off there. IMO, the crowd should have been confined to the mezzanine, with passengers being allowed onto the platform only while a train was there, ready to take on passengers. |

HIP signed a 20 year lease for half a million square feet and moved there from 7 West 34th Street just a couple of years ago. The building and adjoining public plaza have recently been renovated extensively to better accommodate office workers. |

This paragraph, from the WSJ, was quoted by Ron in Bayside in another post:Prudential Douglas Ellman, a major realty, is seeing a big increase in prospective buyers coming in the door looking for condos. The old JP Morgan headquarters is going residential. Cipriani Club Residences, 55 Water Street, is selling to the likes of Bruce Willis and Naomi Campbell. Is there an address error? I’m pleased to learn that the plaza next to 55 Water St has been renovated: it contains the NY Vietnam Veterans’ Memorial. Does the underground connection between 55 Water St and 4 New York Plaza still exist? I used to use it to get to the MHT cafeteria, which was situated underneath the plaza. |

Chase was the major tenant at 1 New York Plaza and bought and then sold it in the mid 1990's. Prudential was the buyer. Instead of the Hoboken Festival, shortly after Labor Day there will be a Liberty State Park Railroad Festival held at the old CRRofNJ Terminal in the Park that is accessible via HBLR + shuttle bus and/or use of Ferry from Battery Park. It's a pretty good show, with lots of layouts and an ample amount of dealers. Admission is usually $5.00 and the main waiting room is turned into a concert hall with a live band or two playing throughout the day.These shows have now included elements of the Hoboken Festival, but have been held over the years separately. |

In it's first years it was an unbelievable success with people wall to wall in the concourse. Then slowly but surely, the vendors didn't return because of higher fees. It was the fall classic but NJT one year moved it to May and later on renamed it Try Transit Festival. It never recovered and died a slow death. It was the ultimate railfan experience. From my days long ago living along an EL Hoboken route, rush hour HOB-WTC trains used to have every other train run non-stop. As I recall, both at HOB and WTC had one track dedicated to the locals and another to the expresses. I believe at HOB, the three tracks from left to right were 33, WTC Lcl, WTC Exp with the right most (WTC Exp) track being normal unused outside of rush hours.I think during the hours of Express HOB-WTC service, service frequencies at HOB were every six minutes to 33rd and every 3 to WTC (every six local and every six express). That's 20 trains per hour into a stub station without tail tracks. |

That square footage won't necessarily be recovered fully at Ground Zero, but there is more than that to Lower Manhattan.Pretty simple, less square footage equals fewer people working, visiting and doing business in the area, which equals property owners and leasing companies will not be getting equal to or greater return on their properties. The bottom line is, less square footage, fewer people, lower leases revenue, lower business revenue, lower amount of wealth generated. The biggest loss never to be recovered from all of the above will be the taxes and various other revenues to the state and city of New York. John in the sand box of Maryland's eastern shore. |

There was also at one time a Hoboken-WTC rush hour express run, when the K class/MP52 cars (the last cars purchased by H&M before PATH took over) were still running. I guess it became impractical because of congestion along the route and the short run (only two stations were skipped, Pavonia and Exchange Place). In addition a lot of development took place in Jersey City at those two stops and the traveling patterns of PATH riders changed as a result. |
