Of course. But that wasn't Al's argument. He said rent stabilization was gone after vacancy. FAR FROM it.

Just keep it vacant for 6 months or use it as a primary residence for any relative of the landlord.

I believe it has to be longer than that to have it market value. Registrations are only done once a year. There's no way you can raise the rent hundreds of dollars because of 6 months. But again, those aren't the apartments where there is an issue. If it's vacant, you can do some renovations (as you should), and bring it to market value. But market value doesn't get rid of rent stabilization, the delusion AL has. Al has some idea in his head that $2000 is some base for market value, and it's hundreds of dollars off in MANY cases. And if I am not mistaken, I think the $2000 threshold has recently been raised to a higher number, but I am not sure of that.

I know many who live in 1200/m units, but they are still rent stabilized.
