My argument was against your statement that the MAJORITY of apartments upon vacancy have nothing to do with Rent Stabilization. Rent Control is gone at vacancy (and goes into Rent Stabilization), rent Stabilization is not. And again, if I am not mistaken, that $2000 threshold was actually raised in the past year or two. Not sure.Also, all this does not change the fact that rent stabilization (and rent control before it) has caused an INCREASE in rental prices, as the remaining apartments are pumped up (through both market forces and the stabilization system itself), resulting in higher MARKET rental prices. |
