News flash ..... Any land lord can bring any rent stabilized unit up to market value. Just keep it vacant for 6 months or use it as a primary residence for any relative of the landlord. Kicker, it will still be rent stabilized. I know many who live in 1200/m units, but they are still rent stabilized.
