Those are 3 areas in which the CBD is VERY close to the water. I agree though. I would love to see Lower Montauk extended to perhaps an NYP lower level which will be tall enough for not only the DM/C3s, but also freights. Honestly though, anyone who wants can just hop the free NY Waterway shuttle after they get off the ferry in midtown and make it into the central parts of Manhattan quite fast.
